A strategic and passionate leader, Alex has more than a decade of demonstrated project management and owner's representative experience on many of the most iconic projects throughout Los Angeles. From cultural institutions including OMA's Audrey Irmas Pavilion, to museums such as Weiss/Manfredi's La Brea Tar Pits, to commercial developments and civic and educational projects, Alex led the award-winning teams that have turned dozens of dreams and ideas into built realities. He emphasizes clients first always, team building and collaboration, and getting the details right. With his finance background and ability to problem solve on the fly, he knows the importance of doing what it takes to meet ambitious budgets and schedules and deliver results for his clients.
As the Founding Principal of Landmark PM, Alex ensures that the highest quality of service is provided by all team members to each client and project. He believes that there is a better way for projects to be built; that there are ways to remove the unpredictability, the chaos, the overruns, the schedule delays, and the stress; and that it all starts with having the right owner's representative and the right partner. He's on a life-long mission to bring experienced leadership and excitement back to projects and to create lasting impacts on our communities for generations to come.
Alex holds Bachelor of Business Administration in Finance and Accounting from Southern Methodist University. In his free time, Alex enjoys volunteering on boards and committees for Urban Land Institute and Entrepreneurs' Organization, as well as exploring Los Angeles, playing golf and simulator drift racing.

Carlos Gutierrez's 15-year career spans architecture, general contracting, and owner's representation — a combination that gives him a rare, practical understanding of how projects are designed, contracted, and built, and a sharp eye for where they tend to fracture. At Landmark PM, he applies that full-lifecycle perspective to protect ownership interests from early planning through final closeout.
Curious, resourceful, and hands-on by nature, Carlos is known for questioning assumptions early, maintaining the financial and contractual discipline that keeps programs on track, and helping teams make decisive choices before issues can compound. His portfolio centers on historic preservation, institutional programs, and adaptive reuse — work where design intent, stakeholder alignment, budget control, and field execution all have to hold together.
Most recently, Carlos led construction-phase management for the restoration of Richard Neutra's 1929 Lovell Health House — an internationally significant landmark of early modern architecture that demanded balance between preservation intent, modern construction requirements, and strict cost controls. The project deepened his conviction that stewardship and disciplined execution are inseparable, and that the best way to protect a project is to build the right controls and enforce accountability from the start.
Carlos holds a Bachelor of Architecture from the University of Southern California. Outside of work, he is fascinated by where technology is taking the world, happiest when working with his hands, and never far from music.
A development, design, and construction professional through and through. Raised in Park La Brea, between LACMA and Third Street Farmer's Market, Kaleena's connection to the built environment and community-focused landmark projects was cultivated early on. Her industry knowledge is based on experiences an architect, a site controller for a general contractor, and an owner's representative and project manager for a developer. She has helped realize impressive educational, high-end residential, luxury hospitality, and commercial developments in challenging jurisdictions like Los Angeles, Santa Barbara, and San Diego. Kaleena holds a Bachelor of Architecture from California Polytechnic State University— San Luis Obispo with minors in Landscape Architecture and Construction Management.
In her role as Project Manager for Landmark PM, Kaleena excels in leading well-organized teams and fostering a collaborative problem-solving environment. Her comprehensive skill set enables her to grasp clients' needs, provide insight to complex challenges, and communicate effectively across a diverse professional spectrum. With a thorough understanding of development dynamics, design thinking, and construction processes throughout the lifecycle of a project, from due diligence to post-occupancy, she brings valuable expertise to every endeavor.
Outside of professional commitments, Kaleena spends her time reading lengthy novels, preparing intricate meals, and being outside— running, hiking, swimming; she is always ready for a game of catch.
With over 20 years of experience in architecture, general contracting, exhibit fabrication, and project management, Jason has led projects across the U.S. in design, estimating, scheduling, documentation, and construction administration. His portfolio spans luxury homes for A-list celebrities and museum exhibits for renowned institutions including the Smithsonian National Museum of American History, the Natural History Museum of Los Angeles County, and the University of Wisconsin's Alumni Park.
Coming from a family of tradespeople and machinists, Jason combines practical wisdom with applied skill. He earned both Bachelor and Master of Architecture degrees from the University of Michigan, and launched his career in Boston before relocating to Los Angeles in 2010. There, he honed his expertise in residential documentation, technical exhibit design, and custom fabrication—including contributions to projects by Tadao Ando, Ray Kappe, Richard Neutra, and John Lautner. Recently, Jason's work has centered on project management, leading teams in exhibit production, commercial architecture, and luxury residential construction. At Landmark PM, he brings the full weight and diversity of his experience, depth, versatility, and determination to every project.
Outside the office, Jason is a devoted father and husband who enjoys time with his family. He is a sports fan, outdoorsman, and loves to create meaningful, beautiful objects at all scales.
With a background in architecture, Joseph is a high-performing professional with a solutions-driven focus and proven ability to problem-solve with a proactive, committed, and team-oriented approach. He has a wide variety of experience on projects in terms of scale, types, and teams, with a strong foundation in project coordination, logistics, and management.
Joseph brings reliability and quality to every project, having consistently been recognized for his keen attention to detail, effective communication, and comprehensive organizational skills on past project teams. He holds a Bachelor of Architecture from California Polytechnic State University - San Luis Obispo with minors in Construction Management and Sustainable Environments. Coupled with a background in the humanities, Joseph brings a unique blend of design thinking and interdisciplinary knowledge to project coordination, management, and leadership, and delivers high-quality and efficient results with integrity and drive. As a native Angeleno himself, he finds it rewarding to contribute meaningfully to the communities of his hometown through the projects of Landmark PM.
Outside of professional commitments, Joseph is involved in several industry organizations including the Asian-American Architects/Engineers Association and the Centre for Conscious Design. As a major foodie, he enjoys eating and trying new foods in his free time, as well as engaging in new experiences, traveling, and staying creative, whether that be through vlogging and video-editing, sketching, watercolor, or film photography.
Ivy brings more than 30 years of business development, marketing, and strategic growth experience across the architecture, engineering, and construction industry. Prior to launching her consultancy in 2006, she led marketing and business development for leading A/E/C firms and built trusted relationships with institutions, agencies, and developers throughout Southern California. She is a connector at her core, with a knack for understanding what clients actually need and matching it to the right team at the right time.
As Strategic Advisor to Landmark PM, Ivy partners with Alex and the team to grow the firm's relationships across the cultural, civic, and nonprofit sectors that define our work. She brings a disciplined approach to networking and client engagement, and a long memory for the people and projects that shape the Los Angeles built environment. Her core emphasis of "people work with people" is a simple but profound reminder that human collaboration is the foundation of most successful endeavors, not done in isolation but through interconnected relationships.
Ivy currently serves as President of SMPS Los Angeles and on the Advisory Board of ULI LA. Outside of work she wrangles four children with her super smart husband and enjoys entertaining, cooking, gardening, and a good read.
